We actively asset manage a Business Park comprising five BI Office units, a retail unit and 20 industrial units let to a variety of tenants. We collect the rents and insurance premiums and administer the service charge.
Since our client acquired the Estate in September 2015 we have added value by upgrading the estate through regular maintenance visits to improve the landscaping and environment. We have re-geared a number of the existing tenant’s leases and let the vacant units and have even let the storage land and a Portacabin to maximise income and increase the Capital Value.
We manage a nursery school forming part of a mixed-use development owned by Magri Developments. The ground floor accommodation is let to London Borough of Tower Hamlets and we have handled the property management and associated professional work, including rent reviews and lease renewals on behalf of successive owners, over many years.
We produced Red Book valuations for a client on a number of employment properties held in their portfolio. The properties included a multi-let industrial estate, large office building and neighbourhood centre which are all held as investments. We inspected and measured the properties, researched the local markets and produced market valuation reports in accordance with RICS Global Valuation Standards.
We manage a multi-let site comprising a café, two shops, an Indian take-away, office, vacant flats and a car park. We collect rent and deal with the shared utilities and all arising management issues. To maximise rental income we undertook a surrender of the lease of the rear site and granted a new lease to a car park operator, which generated a significant increase in income for our client.
